Nathan Kay — Founder

I am a business owner, an entrepreneur and a general fix-it guy. I started Kaktus Productions in 2000 and registered QuitDeed.com the same year. It has been mine ever since.

Kaktus has never been a company in the legal sense — there is no corporation behind the name. It is my wife Toby and me, and everything connected to it is owned by us personally.

Toby is the one who knows deeds. She was a real estate broker licensed in Arizona, California and Nevada, and the designated broker of the brokerage we owned and ran together — she was the boss, I was the sales associate who looked after the back office. She is retired now, and neither of us is an attorney.

Long before this site, we ran one of the first real estate forms businesses on the internet, back when there was no way to take a payment online at all. People downloaded the form and mailed a check afterwards, on the honor system. Most of them paid. That is the part I still think about.

These days QuitDeed.com is a smaller thing: a plain explanation of what a quitclaim deed does, and a link to the forms.

Email is how I prefer to be reached. I developed a hearing problem in my 80th year and avoid the telephone whenever I can — write to me instead and you will get a proper answer, usually within one business day.
